Summary of Responsibilities:

The maintenance technician is responsible for providing superior customer service and operating the hotel to ensure the highest possible level of guest satisfaction and optimal operation of the hotel grounds and facilities. This role is responsible for performing general maintenance tasks including work order and room repairs, curb appeal, and common areas as well as mitigating emergencies at the hotel. This person is responsible for positive interactions with guests, vendors, and visitors while keeping in mind that service and quality are primary.

Primary Responsibilities and Objectives

· Inspect and document physical facility, equipment hazards, systems, and general engineering operation

· Work through a preventive maintenance schedule

· Overseeing hotel room cleaning, painting, and damage repair

· Maintaining inventory of supplies, and scheduling repairs as needed

· Respond and prioritize maintenance requisitions and guest requests to ensure guests receive quality service and furnishings

· Compliance with company standards as defined in the Employee Handbook, Operations Playbook, and applicable laws, e.g., Local Building Codes, OSHA, and EEOC

· Lead hotel in monthly safety meetings

· Be proficient and train dept. staff in safety and security policies

· Report any suspicious activity of guests, visitors, or staff

· Create a maintenance plan for the hotel equipment

· Establish maintenance policies and procedures

· Maintain security for guests and property by keeping room doors always locked

· Perform duties following safety and security policies

· Perform duties following OSHA and blood-borne pathogen regulations

· Perform other duties as assigned

Education and Experience:

· Bachelor’s degree in mechanical or electrical engineering is preferred

· Proven work experience as a maintenance engineer

· Proficient knowledge of basic electrical, plumbing, and appliance repair with hands-on experience

· Knowledge of environment/industrial hazards (e.g, asbestos, lead, mold, radon)

· Pool cleaning and chemical knowledge

Skills and Requirements:

· Customer service mindset

· Knowledge of EPA and OSHA guidelines

· Advanced knowledge of mechanical, electrical, plumbing, and heating systems

· Ability to multitask and work efficiently in a fast-paced environment

· Excellent communication and organizational skills

· Strong attention to detail and organizational abilities

· Ability to work well within a team as well as independently

· Be a team player

· Valid driver’s license and automobile insurance

· Maintain a clean, neat, and professional appearance when on duty. The ability to be courteous, considerate, and work effectively with the team

· Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment

Scheduling:

· Required to work any of the 7 days of the week, 52 weeks of the year. It is critical that individuals can work their scheduled hours plus any other house ne necessary to complete the job and must attend training classes as scheduled

· Required to maintain a regular schedule which may require working outside of business hours, weekends, and non-traditional holidays

· May be required to be on-call and aid during times of high demand

Environment:

· Exposure to an environment typically found in an office building or hotel

· Exposure to hot, cold, wet, humid, or windy conditions

· Ability to perceive the nature of sounds at normal speaking levels, including the ability to receive detailed information through communication., and to make the discriminations in sound

· Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct

· Ability to work under minimal to moderate supervision
